Types of tenancies

If you are a new tenant you will become an `introductory tenant` for the first year. If there are no problems during this time, your tenancy will automatically become `secure`.

If there are problems, we may extend this for six more months or apply to the court to remove you from your home.

We will visit all introductory tenants after six weeks and nine months before we will grant a secure tenancy to make sure the tenancy is satisfactory.

Introductory and secure tenancies receive the same services but introductory tenants have fewer rights.

Joint tenancies

Where two or more tenants are housed together and have a joint tenancy agreement, they are jointly and individually responsible for the tenancy conditions.

This means that:

  • each tenant is responsible for paying the rent on time
  • if one tenant breaks the tenancy conditions the others can be held responsible
  • if one tenant dies, the tenancy is automatically transferred to the surviving tenant(s), providing there has not been a previous succession
  • if one person leaves and ends the tenancy, the tenancy ends for all
  • if one of the tenants leaves they must let us know

Temporary tenancies

We may issue a temporary tenancy to occupy a property for about 28 days whilst assessing a homeless application. See further information about homelessness

Ending your tenancy

If you want to end your tenancy, you must give us at least four weeks notice in writing and tell us your new address. See further information

Change of circumstances

If your circumstances or those of a joint tenant change (e.g. if you change your name, if you get married or divorced or if someone has moved out) contact us to let us know.
